Buyers who say they want “old Winter Park” often mean one of two very different streets. Mixing them up is an expensive mistake.

The Vias — Via Tuscany, Via Salerno, Via Capri, Via Sicilia — are Winter Park at its most specific. Brick under live oak. Spanish and Mediterranean Revival. A walking relationship to Park Avenue that a 2004 planned community cannot manufacture. Inventory is scarce by design. When a house prints, it is often after a conversation, not a portal blast.
Windsong is the other answer to privacy: a gated, planned community with its own lake, mature landscape, and a mix of traditional and quietly contemporary houses. Families who want Winter Park schools and parks with a layer of discretion land here. You give up the brick-street walk to the avenue. You gain a gate, a private lake, and a more predictable HOA.
Architectural pedigree in the Vias is the asset — original proportion, canopy, and streets that photograph like 1925. Windsong’s asset is operational: privacy, lake lots inside the gates, and a buyer pool that already understands the community. Neither is “better.” One is irreplaceable fabric. The other is a compound. JR will not let a relocation buyer confuse them because the resale stories are not the same.

Is Windsong considered Old Winter Park?
- No. Windsong is gated Winter Park — planned, lakefront, and private. Old Winter Park usually means the historic core: the Vias, College Quarter, and the streets that walk to Park Avenue. Both are luxury. They are not interchangeable.
Which neighborhood holds value more tightly?
- The Vias, when the house is the right scale and the oaks were kept, because you cannot replicate the street. Windsong holds when the lot is on the community lake and the house has been quietly updated. Off-market still dominates both.
Can you walk to Park Avenue from Windsong?
- Not in the way Via Tuscany can. Windsong is a short drive. The Vias are a walk. If dinner on the avenue is the daily ritual, start in the Vias. If the gate is the ritual, start in Windsong.
