South of the inlet and along Flagler, New Smyrna behaves like a real beach town: restaurants, a walkable core, a wide beach, and the energy that makes a weekend easy. That is the right house if you want to arrive Friday and be in the scene by six. It is the wrong house if you came for a North Beach morning that belongs to residents and surfers, not to a visitor grid.
North Beach — toward the Canaveral National Seashore and the quieter residential stretches — is retreat living. Fewer storefronts. More sand in the daily rhythm. Parts of this coast are valued precisely because they do not perform like a drive-on party beach. Confirm beach-driving rules, public access points, and whether the lot is in a stretch that stays residential after 4 p.m. The premium is privacy and a longer horizon, not a dinner reservation.

- In designated areas, with a permit, seasonally. That is a lifestyle feature for some buyers and a reason to look elsewhere for others. Confirm the current city rules for the exact stretch in front of the house.
Which side is better for a second home?
- Flagler if you want to walk to dinner and rent with less friction. North Beach if the house is for you, and the town is a bike ride. JR will not let a couple split the difference on a lot that does neither well.
