Oceanfront is the postcard. A deep-water dock on the Indian River is the boat. They are not priced, insured, or lived the same way.

Direct oceanfront on New Smyrna’s beach is sand, salt, and a horizon. You hear the Atlantic. You maintain against it. You insure against it. The lifestyle is morning light and a walk that does not require a car. It is not, usually, a serious boat. The inlet and the river are where yachts and fishing boats live.

Indian River and Intracoastal frontage — a deep-water dock, a lift, protected water — is a different asset. You gain a vessel and lose the crash of the surf. You still deal with flood zones, but the wear pattern is docks, seawalls, and wakes rather than dune and wind-driven rain on every western window. Some buyers want both and end up with neither done well. Pick the water you will use fifty mornings a year.

Permitting a new dock is its own file: city, state, sometimes federal, depth at mean low water, and neighbor slips. An existing, permitted deep-water dock with recorded depth is worth more than a “dockable” lot that has never hosted a piling. JR prices the permit history, not the sunset.

Can an oceanfront New Smyrna house have a private boat dock?

Almost never in the way riverfront does. Oceanfront is beach. Boats live on the river, the ICW, or at a marina. If the boat is the point, start on the waterway.

Which holds value better — river or ocean?

Both, when the house is right. Oceanfront is a smaller, more emotional buyer pool. Deep-water riverfront is a boating pool that will not substitute sand. Do not use one as a comp for the other.
